Some projects demand more than technical excellence. They demand the ability to deliver the extraordinary —under pressure, on time, to a standard that will be scrutinised by the world’s most discerning guests.

ANTVIC was appointed main contractor for the expansion of The Mandrake —one of London’s defining five-star boutique hotels —into 19 Newman Street. Working to an exacting designvision by Tala Fustok Studio and architect Manalo & White, and to a deliberately compressed programme, we delivered three distinct destinations within a single Fitzrovia building: the COOC private members’ club, the DAMU spa and wellness sanctuary, and new hotel bedrooms aligned with The Mandrake’s established five-star standard.

DAMU Spa
At the heart of the project was something that had never been built before. The Obsidian Origin Pool —a circular, multi-sensory flotation environment integrating waterhaptics, spatial sound, chromotherapy and programmable immersive lighting —is a world first. There was no precedent to follow, no off-the-shelf solution to install.

ANTVIC carried the detailed design of this centrepiece through to completion, coordinating specialist spa consultants, wellness technology partners, MEP engineers and immersive media specialists to resolve a technically unprecedented installation within a constrained central London site. The wider 700m² DAMU sanctuary —encompassing elemental mud cave facilities, live botanical tranquillity spaces and bespoke treatment rooms —opened to critical acclaim and was recognised with theBest New Luxury Spaaward at the Condé Nast Johansens Awards for Excellence 2026.

COOC Members’ Club
COOC is an immersive private members’ club where the construction has to be invisible —so that the design can be everything. Bespoke joinery, specialist tactile finishes and a fully integrated state-of-the-art AV and sound system were delivered across a richly layered interior, with ANTVIC managing a large complement of specialist trades in close coordination with Tala Fustok Studio’s vision.

Hotel Accommodation
The upper floors were converted from office use into hotel bedrooms meeting The Mandrake’s existing accommodation standard —completing a coherent mixed-use building that now integrates hospitality, wellness and nightlife within a single operational environment.

The Outcome
Featured in Condé Nast Traveller, Country & Town House, Wonderland and the Sunday Times. Within months of opening, The Mandrake’s expansion has established itself as one of London’s most talked-about hospitality destinations —a world-first wellness concept, delivered to a standard the industry has noticed.
